Do we need an initial clean when coming across to you?
Yes, we will provide a free inspection, and from that, we will prepare a quotation to bring you on board. This will include a deep clean.
Do you have Public Liability Insurance?
Yes, we are fully insured for 10 million dollars in Public Liability.
Do your prices fluctuate?
In general, no. For most jobs, our prices are fixed quotes.
Does HPS exchange keys with guests?
We have a sister company, Conciergly, which has lockboxes available for hire in Surfers Paradise, Palm Beach, and Coolangatta (with more locations opening soon). Please don’t hesitate to contact them on 1300 590 039 for further details.
How do I get started with HPS managing my investment property?

How do we achieve 5-star ratings on websites like AirBnB, Booking.com and Google?
5-star ratings are achieved through exceeding Guest expectations; it is that simple.
- Everything starts from the very first point of contact a Guest has with you – be clear, concise, and friendly in your communication; this is a significant factor.
- Your property needs to reflect the images used to advertise it. If your property is, in reality, a 3.5-star, don’t advertise it as a 5-star.
- Address and fix any issues that are mentioned. If the carpet is worn out and well beyond a steam clean, replace it. If the dining table is propped up to prevent wobbling, permanently fix it or replace it. There are no shortcuts here.
- Thorough cleanliness of the property is essential.
- Presentation of your property is essential.
- Styling of your property is essential.
- Use high-quality hotel-grade hire linen; your local major store’s linen just doesn’t cut it.
- Have a small initial quantity of consumables ready for your guest’s arrival.
- Educating your Guests about how the star ratings work is essential. Unfortunately, ratings of 1 to 4 stars are treated negatively by most algorithms, whereas only 5-star reviews are considered positive.
How do we ensure clean, Fresh Linen for our property?
HPS provides a cleaning and changeover service, where our cleaners bring fresh linen and remove the used linen during the cleaning process.
What consumables do you supply?
We can provide an initial small carton of milk, coffee, tea, soap, shampoo, conditioner, body wash, body lotion, dishwashing liquid, kitchen wipes, and other essentials.
What happens if something goes missing from my property?
Please ensure that all personal property is removed before you rent your home.
Holiday Property Service will not be held liable for any damage to, or loss of Customer Owned Goods, except where caused by the wilful misconduct or gross negligence of Holiday Property Service personnel.
Customer-Owned Goods refer to any item belonging to the Customer that is left behind or remains on the property.
What happens on Public Holidays?
A surcharge of 2.5 times the LABOUR Fee (excluding linen and consumables) will be charged on officially listed Public Holidays within the state where the property is located, as we are required by law to pay our cleaners penalty rates.
To be quite clear, we won’t book a clean on a Public Holiday, unless there is a back-to-back booking, so that if at all possible, standard charges will apply.
What happens when a property needs to be handed back to an owner?
Last cleans, when a property is being handed back to the owner, are charged at the same rate because they require additional time for cleaning.
What happens with belongings left behind after a Guest leaves?
If one of our team members comes across guest items, they are returned to our head office. A note, email, or text is forwarded to the property owner or manager, who then advises the guest.
The guest can arrange for collection from our office at a mutually convenient time.
What is a Deep Clean?
A Deep Clean involves our cleaning teams meticulously going through the interior of your property, detailing everything a standard clean misses, and spending far more time to achieve this.

Will HPS also supply the property with consumables?

Will HPS clean my property after each stay? Yes, not only can we clean, but we can also change over linen with fresh, Hotel-Quality Hire linen, re-style the property, and exchange or replace consumables.
